Do I need to get pre-approved before looking at homes?
Yes. A pre-approval helps you understand your budget, strengthens your offer, and allows us to move quickly when the right home comes along.
How much money do I need to buy a house?
That depends on the loan program. Some buyers purchase with as little as 3% down, while others choose to put down more. You'll also want to budget for closing costs and moving expenses.
What is earnest money?
Earnest money is a deposit that shows the seller you're serious about purchasing the home. It is typically applied toward your purchase at closing.
How long does it take to buy a house?
Most buyers spend anywhere from a few weeks to a few months searching for the right home. Once you're under contract, closing usually takes about 30-45 days.
Should I waive the inspection?
Not necessarily. In fact I have never recommended that the buyer waives an inspection, but every situation is different. My job is to help you understand the risks, competition, and options available so you can make an informed decision.
How many homes should I see before making an offer?
Some buyers find the right home immediately. Others tour many properties. The goal isn't seeing the most homes—it's finding the right one.

I help buyers throughout Minneapolis, St. Paul, Richfield, Bloomington, Edina, St. Louis Park, Robbinsdale, Fridley, Maple Grove, Hopkins, Crystal, Columbia Heights, Brooklyn Park, and many surrounding Twin Cities communities. Do you help first-time buyers?
Absolutely. First-time buyers are some of my favorite clients. I'll walk you through every step of the process and make sure you understand what's happening and why.
What does it cost to work with you?
In most cases, buyer representation is paid through the transaction. Before we begin touring homes, we'll discuss exactly how representation works so there are no surprises.
What happens if I find a house online?
Send it to me. I'll review the property, look for potential concerns, verify details, and schedule a showing if it's a good fit.
